New Agent Success 101: Circle of Influence

As a Realtor, your circle of influence (COI) is one of your greatest assets. These are the people who already know, like, and trust you—friends, family, past colleagues, and acquaintances. Tapping into this network effectively can lead to more referrals, repeat clients, and ultimately, a thriving real estate business with Lime Rock Realty. Here are some strategies to leverage your COI and turn connections into clients.
1. Consistently Stay in Touch
Your COI needs to remember that you’re in real estate and that you work with Lime Rock Realty. Regular communication keeps you top of mind when they—or someone they know—need an agent. Some ways to stay in touch include:
Sending personalized emails or handwritten notes
Engaging with them on social media
Hosting client appreciation events or casual get-togethers
Sending market updates and real estate tips
2. Become Their Go-To Real Estate Expert
You want your network to see you as the real estate authority they can rely on. Establish yourself as an expert by:
Sharing valuable real estate content on social media
Providing market insights through newsletters
Offering free home evaluations or consultations
Being a source of accurate and updated information on the home buying and selling process
3. Ask for Referrals (the Right Way)
Your COI is more likely to refer you if you ask—politely and professionally. Instead of saying, “Do you know anyone who wants to buy or sell?” try:
“If you hear of anyone looking for a Realtor, I’d love to help.”
“Who do you know that’s thinking of moving in the next year?”
“I love helping friends and family with real estate—please keep me in mind!”
4. Be a Connector
Real estate is about relationships. If you can connect people in your network with services they need—contractors, mortgage brokers, landscapers—they’ll appreciate your help and remember you when they need an agent. Maintain connections with reputable and reliable service providers that you can recommend to your clients. Remember, Lime Rock Realty cannot guarantee the work or services provided by another company, but we can certainly make sure the people we are referring have an exceptional track record.
5. Showcase Success Stories
Social proof builds credibility. Share client testimonials, before-and-after home sales, and success stories on social media and in conversations. This helps reinforce your expertise and results.
6. Be Authentic and Approachable
People want to work with someone they trust. Show your personality and let your COI see the real you. Share personal milestones, interests, and relatable stories alongside real estate content.
7. Leverage Social Media
Social media is a powerful tool for staying top of mind. Post engaging content, including:
Market updates
Client testimonials
Home buying/selling tips
Behind-the-scenes looks at your day-to-day work
Personal content that fosters connection and engagement
Remember to always follow Lime Rock Realty's Social Media Guidelines and ensure your real estate related content always references Lime Rock Realty as your affiliated firm. Certain content will also require you reference your real estate license number and/or another agent if you are sharing content from another firm's listing.
8. Host Informational Events
Offer value to your COI by hosting first-time homebuyer workshops, market update webinars, or neighborhood tours. This positions you as an expert while strengthening relationships.
9. Follow Up and Show Gratitude
Always follow up with past clients and those who have referred you. A quick text, call, or small token of appreciation (like a coffee gift card) goes a long way in maintaining relationships. Lime Rock Realty has a great library of branded informative check lists, maintenance reminders, and content that is easy to personalize and share with your clients.
10. Be Patient and Persistent
Not everyone in your COI will need your services immediately, but consistency and relationship-building pay off. Keep nurturing your network, and when the time is right, they’ll turn to you.
By implementing these strategies, you’ll transform your circle of influence into a reliable and growing source of business. Stay genuine, add value, and keep fostering relationships, and your real estate business will flourish!
